Finding a property to rent can be a stressful business. At Emmerson & Co
we can help you reduce this stress with our friendly and personal approach
to understanding your property needs.
When we receive your first call to our office, we will ask you some questions
about your rental requirements and will deal with your enquiry speedily and
efficiently. Our experienced staff will match your needs from a variety of
properties on our database and arrange for you to view anything suitable.
Throughout your property search, we will keep in regular telephone contact
with you to ensure we provide you with the best possible service.
Once you find a property you wish to rent:
•You will be asked for Reference details (usually Bank, Employer, previous
Landlord and/or Character).
•A fee of £120.00 inclusive of VAT will be charged to cover the
cost of administration and the preparation of the Agreement. Referencing will
be charged at £20.00 including VAT, per person. In cases where a Guarantor
is required, a charge of £20.00 including VAT will be charged. Should
the tenancy not proceed due to the tenant(s) withdrawing, any refund of this
fee will be at the discretion of the Company.
• A Holding
Deposit of £200 will be required to hold the property subject to
contract and satisfactory references. This does not oblige the Landlord
to let the property and is a token of good faith. If the tenant(s) withdraws,
this money should be considered non-refundable. Should the tenancy proceed,
this Holding Deposit will become part of the first month’s rent.
•We will send you written confirmation of your proposed Rental.
•When all formalities are satisfactorily completed, you will sign a Tenancy
Agreement and will pay the first month's rent, minus the holding deposit already
paid, plus a Security Deposit (this is usually equivalent to one month's rent).
•All arrangements regarding your check-in to the rental property will be
made by us.
•You will be able to contact us regarding any queries that may arise
during your rental.
•When the time comes for you to move on, we will arrange to have you checked
out of the property and will process the appropriate refund of your deposit.
•If required, we will also be happy to find another property for you to
rent.
