The service described above can be expanded to include Rent Collection if required. Any late payments are chased immediately and notified to the landlord accordingly.
We manage a large portfolio of property from our Maidenhead office and many have been our responsibility for more than 10 years, and a number for over 20 years. Our staff will have usually visited every property and we have a team of local contractors who are ready to deal with general maintenance and emergency issues as and when they occur. By using local contractors we avoid costly call out charges and keep maintenance costs to a minimum. Our service is flexible, so where clients have their own preferred contractors (or family members who are available to help) we work with the arrangement that suits the client.

Income that you receive from the renting of any UK property will be subject to UK Tax. In order for us to repay rents gross of tax Landlords need an exemption from the Inland Revenue which is obtained by submitting a NRL1 Form. It is in your interest to employ a professional accountant to prepare income and expenditure schedules and advise on any available deductions.
We will advise you as soon as the tenant gives notice and arrange immediate re-marketing if required to avoid gaps between tenancies. We will arrange the check-out and negotiate any dilapidations on the deposit on your behalf. We review all market rental prices annually.
We have many long term and overseas Landlords, as well as tenants who have been residing in our rental properties for many years, so from time to time these properties require more extensive maintenance and repairs than can be covered in our Full Management Service. This may involve obtaining competing quotations, regular site visits, meetings with contractors during and at the end of the project. Details of our involvement can be discussed as appropriate.
