At Emmersons we understand that landlords require a personal and adaptable service, enabling them to maximise the income achievable from their home whilst they are away, but ensuring that when they want to return, maybe a few years later, it has been looked after almost as if they had never left.

Our fees are clearly detailed on this website and services range from Letting Only, Letting and Rent Collection to Full Management. Services are flexible, but will usually include: 

Valuations

Free of Charge and without obligation, Rental Valuation Reports with clear concise advice on how to achieve the best income from your property.

Marketing

  • We actively market our properties on the most widely used property portals reaching national and international applicants
  • Properties are listed on our own website which we market both locally and nationally 
  • We telephone and email our lists of waiting applicants constantly updating their needs 
  • Our photography will fairly reflect the property and floor plans can be supplied
  • We maintain relationships with the prominent Relocation Companies, so their clients will be offered our properties if suitable
  • Our 'To Let' boards, with the distinctive Emmerson logo, are a familiar sight in the locality and frequently generate enquiries
  • Tenancies often originate through personal recommendation from existing tenants and other Landlords  
  • We can accompany all viewings to ensure that any queries are addressed immediately
  • Most importantly we will keep in touch with you, our client, so that you always know exactly what is happening with your home. We will advise if any changes need to be made in pricing or presentation

Letting Only

  • Finding a suitable tenant and negotiating on any offers
  • Professional referencing and credit checks on prospective tenant/s
  • Completing Government Right to Rent Document/ID checks
  • Preparing a legally approved Tenancy Agreement - Assured Shorthold or Company Agreement as appropriate
  • Collecting and registering the Tenant's Deposit in a Government Approved Scheme (TDS - Tenancy Deposit Scheme)
  • Arranging a professional Inventory and Check in (if required)
  • Arranging a Gas Safety Certificate (if required)
  • Arranging an Energy Performance Certificate (if required)
  • Arranging cleaning prior to commencement of the tenancy (if required)
  • Transfer of utilities into the tenants name
  • Collection of first month's rent

Letting and Rent Collection

The service described above can be expanded to include Rent Collection if required. Any late payments are chased immediately and notified to the landlord accordingly.

Full Management

We manage a large portfolio of property from our Maidenhead office and many have been our responsibility for more than 10 years, and a number for over 20 years. Our staff will have usually visited every property and we have a team of local contractors who are ready to deal with general maintenance and emergency issues as and when they occur. By using local contractors we avoid costly call out charges and keep maintenance costs to a minimum. Our service is flexible, so where clients have their own preferred contractors (or family members who are available to help) we work with the arrangement that suits the client. 

Our management service includes, but not exclusively:

  • Finding a suitable tenant as above and negotiating on any offers
  • Professional referencing and credit checks on prospective tenants

  • Preparing a legally approved Tenancy Agreement Assured Shorthold or Company Agreement, as appropriate

  • Arranging Start of tenancy cleaning (if required)
  • Transfer of utilities into the tenants name and between tenancies
  • Rent Collection
  • Regular Inspections by our own staff
  • Dealing with general maintenance and emergencies whilst the property is occupied by the tenant
  • Managing routine maintenance and minor refurbishment between tenancies (See charges for projects over net cost of £500)
  • Managing and updating Energy Performance Certificates, Gas Safety Certificates etc., to meet ever changing Government requirements and legislation  
  • Negotiating Tenancy Renewals

Overseas Landlords

Income that you receive from the renting of any UK property will be subject to UK Tax. In order for us to repay rents gross of tax Landlords need an exemption from the Inland Revenue which is obtained by submitting a NRL1 Form. It is in your interest to employ a professional accountant to prepare income and expenditure schedules and advise on any available deductions.

Re-Letting

We will advise you as soon as the tenant gives notice and arrange immediate re-marketing if required to avoid gaps between tenancies. We will arrange the check-out and negotiate any dilapidations on the deposit on your behalf. We review all market rental prices annually.

Maintenance Projects and Refurbishments

We have many long term and overseas Landlords, as well as tenants who have been residing in our rental properties for many years, so from time to time these properties require more extensive maintenance and repairs than can be covered in our Full Management Service. This may involve obtaining competing quotations, regular site visits, meetings with contractors during and at the end of the project. Details of our involvement can be discussed as appropriate.
