For such clients continuity of tenancy is important, but this has to be combined with ensuring that rents keep pace with the market, and all maintenance issues are dealt with quickly in a cost effective way.
To this end, unlike many ‘Corporate’ letting agents and large chains, we do not subscribe to nationwide maintenance contractors; our maintenance suppliers are local tradespeople and most of these have been associated with Emmersons for many years. Because our own staff carry out the periodic inspections, both they and our contractors are familiar with the properties that they are dealing with and this helps limit unnecessary call out charges and keeps maintenance costs competitive. Using local contractors ensures that they are usually on site within 24 hours, and this helps maintain goodwill between Landlords and Tenants and encourages continuity of tenancy.

Income received from the renting of any UK property is subject to UK Tax. In order for us to repay rents gross of tax, Landlords need an exemption from the Inland Revenue which is obtained by submitting a NRL1 Form. It is in your interest to employ a professional accountant to prepare income and expenditure schedules and advise on any available deductions.
We advise when the tenant gives notice, arrange the check-out if required, negotiate any dilapidations/deductions from the deposit, and re-market the property immediately to avoid unnecessary voids. We review all market rental prices annually.
We have many long term and overseas Landlords, as well as tenants who have been residing in rental properties for many years, so from time to time these properties require more extensive maintenance and repairs than can be covered in our Full Management Service. This may involve obtaining quotations, regular site visits, meetings with contractors during and at the end of the project. Full details of our involvement can be discussed as appropriate.
