Professional and Buy to Let Landlords with Rental Portfolios

Emmerson’s managed stock includes the property portfolios of many Overseas and UK based Professional and Corporate Landlords.  

For such clients continuity of tenancy is important, but this has to be combined with ensuring that rents keep pace with the market, and all maintenance issues are dealt with quickly in a cost effective way.  

To this end, unlike many ‘Corporate’ letting agents and large chains, we do not subscribe to nationwide maintenance contractors; our maintenance suppliers are local tradespeople and most of these have been associated with Emmersons for many years.  Because our own staff carry out the periodic inspections, both they and our contractors are familiar with the properties that they are dealing with and this helps limit unnecessary call out charges and keeps maintenance costs competitive.  Using local contractors ensures that they are usually on site within 24 hours, and this helps maintain goodwill between Landlords and Tenants and encourages continuity of tenancy.

Valuation

Free of Charge Rental Valuation Reports with clear, concise advice achieving the best income from your portfolio.

Marketing

  • We actively market all our properties on the most widely used property portals to reach national and international applicants
  • Properties are listed on our own website which we market both locally and nationally
  • We telephone and email our lists of waiting applicants constantly updating their needs
  • Our photography will fairly reflect the property and floor plans can be supplied
  • We maintain relationships with the prominent Relocation Companies, so their clients will be offered our properties if suitable
  • Tenancies often originate through personal recommendation from existing tenants and other Landlords
  • We can accompany all viewings to ensure that any queries are addressed immediately
  • Most importantly we will keep in touch with you, our client, so that you always know exactly what is happening and we will advise if any changes need to be made to pricing or presentation.

Letting Only or Letting and Rent Collection Services

  • Finding a suitable tenant as above and negotiating on any offers
  • Professional referencing and credit checks on prospective tenants
  • Completing Government Right to Rent Document/ID checks
  • Preparing legally approved Tenancy Agreements - Assured Shorthold or Company Agreements as appropriate (Landlords own agreements can be used)
  • Collecting and registering the Tenant’s Deposit in a Government Approved Scheme - (TDS - Tenancy Deposit Scheme)
  • Inventories – arrange professional Inventory ‘makes’, check ins and check outs (if required)
  • Arranging Gas Safety Certificates (if required)
  • Arranging Energy Performance Certificates (if required)
  • Transfer of utilities into the tenant’s name
  • Arranging cleaning prior to commencement of the tenancy (if required)
  • Collection of first month’s rent 
  • Rent Collection (if this service is requested)

Letting and Management

We offer flexible services which may include using a client’s own suppliers/contractors if required.  Full Management will usually include but not exclusively:

  • Finding a suitable tenant as above and negotiating on any offers

  • Regular Inspections by our own Staff
  • Dealing with general maintenance and emergencies whilst the property is occupied by the tenant
  • Managing routine maintenance and minor refurbishment projects between tenancies (See fees for projects over net cost of £500)
  • Managing and updating Energy Performance Certificates, Gas Safety Certificates etc., to meet ever changing Government requirements and legislation
  • Ongoing rent collection
  • Negotiating Tenancy renewals

Overseas Landlords

Income received from the renting of any UK property is subject to UK Tax. In order for us to repay rents gross of tax, Landlords need an exemption from the Inland Revenue which is obtained by submitting a NRL1 Form.  It is in your interest to employ a professional accountant to prepare income and expenditure schedules and advise on any available deductions.

Re-Letting

We advise when the tenant gives notice, arrange the check-out if required, negotiate any dilapidations/deductions from the deposit, and re-market the property immediately to avoid unnecessary voids. We review all market rental prices annually. 

Maintenance Projects and Refurbishments

We have many long term and overseas Landlords, as well as tenants who have been residing in rental properties for many years, so from time to time these properties require more extensive maintenance and repairs than can be covered in our Full Management Service. This may involve obtaining quotations, regular site visits, meetings with contractors during and at the end of the project.  Full details of our involvement can be discussed as appropriate.
